This penthouse apartment had been a rental for several years. The owner decided to sell it. Her mother-in-law, a broker by profession, told her it didn't need staging. However, the broker I was working with who had the listing told her it had to be staged. It was a 3 bedroom family apartment, with charming details, but it was a 4th-floor walk-up! I transformed and updated the space by changing out the light fixtures and painting it white. The space seems much brighter and larger after the transformation. There was a bidding war in the first open house and it sold for over the asking price.

For this home, we did a color consultation and staging. This space lacked character and with an almost half a million dollar price tag for a one bedroom condo, this room needed a lot of improvement. Tropical carpet, short window treatments and yellowish tan walls were ripe for a change.

Bold navy black paint accent wall make this dorm style condo feel lux. Low profile khaki color carpet was a great neutral base. Curtains were hung high and wide to emphasize the high ceilings. Mid-century styling, navy, black and white bedding with mustard accents kept the room feeling current and aimed at its target market of a young single buyer. A huge elephant painting and the black and cream layered rug added to the room's drama. Not seen in the photo was a nice semi-flush mount drum shade on the ceiling.
